That way you can add bedrooms, bathrooms, etc. and that adds real value.

@Allan Guerra, at least in Ohio, you cannot receive a commission based on the purchase price of a property without being a licensed real estate agent.  

I'm new to investing in rental properties and I live in one of the most expensive markets in CA.

I am considering the pros/cons of doing this without a property manager or real estate agent.
