There's a reason, usually with $ in front and the words "Cash Flow", behind, that those of us in the Midwest (especially SE MI) have so much "Out of State" interest in their TurnKey Hold Programs.

I may be wrong, but I don't think a homeowner can apply directly for Flood Mitigation Assistance per se. 

Likewise SFR in many parts of Raleigh (e.g. parts of SE Raleigh) and surrounding areas are not great as far as appreciation in the last 8 years.

Nice gains in se of the other years, though.

For an S-Corp, there are situations where you could pay yourself a salary from the S-Corp which is subject to the ordinary and s/e taxes and the remaining profits would be a dividend / distribution to members only subject to the ordinary rates. 

@Isaac Schulman  I wouldn't call it a "steal" per se but I don't think it was that bad, either.
