Personally I find their revenue share option interesting, though they have two  variations:  A traditional debt offering, where the borrower pays a predetermined principal and interest payment each month for the term of the loanA revenue share variation, where the borrower pays a predetermined percentage of their revenue each month until a defined multiple of the original investment is reached.

Employers are able to use it as a means of distributing company stocks to employees while employees are able to save up for their retirement years.At present, this plan has evolved and now has several variations such as SIMPLE 401(k).

Since there are not as many of them, recent sales can create variation in the appraised value, more than you would see in single family.If you like the cash on cash returns you see at the purchase price, I would buy.  

There are so many variations of multifamily investing that it’s tough to do everything.

I think that's a very significant percentage of the weekend-handyman types out there.The real limitations are the variations in the work across the country, especially high-end work.

I mean, you could also sit down and figure out what to do for every variation but I think your time is better spent right now getting the units operational.  

There are variations of this that involve construction or improvements. 

A variation on #1 is to use a textured covering on the walls.

And if the tenant/buyer purchases the house at $170k 2 years later, he may get his original money back and possibly make something on top of that.Oh, and he can require the tenant/Buyer to install an AC unit and repair the roof, as part of the deal.There are a lot of options and variations to this, but this is a simplified version.
