Kay March: In our lease we explicitly require Tenants to obtain our consent prior top affecting any repairs or alterations to a property ... and in most instances we will insist they use our standard trades/service providers to carry out the work.

Since an increase in cash flow translates into an increase in value when valuing real estate via the income method, even junker rentals will increase in value at around the rate of inflation, like nicer single family homes do.Now, I'll bet some are thinking about neighborhoods where junker prices have either stayed flat or gone down over time.

If you use your LLC's bank account to pay for personal items (groceries, beauty salon, etc.) then a plaintiff could claim that the LLC is nothing more than an "alter ego" for you, and thus "pierce the corporate veil" to go after your personal assets.Those two terms in quotes would be great search keywoards to learn more.

if you purchase this property without disclosing to both parties that you are in fact making $50K on the transaction by "pushing papers" you could wind up paying treble(3x) damages to all parties involved, that translates into 2 parties, times 3 = 6 times damages, or $300K.

Now there absolutely are other factors that could alter my assumptions, but that is a huge margin for equipment efficiency differences.Again, my advice is to check attic insulation, check equipment efficiency just to be sure, but then tell the tenants they need to turn the thermostat down.
