Does anyone have or know any resources for analyzing car washes? There are a couple of car washes in my local area that are for sale that I am interested in but do not know where to start. 

It works in the Central Business Districts of other global metropolitan cities with busy CBDs.

His whole business is build to rent.

They seem to be trying to use a PMC model designed for Class A properties/tenants for Class B, C and sometimes D.Can't use the same business model for all classes of properties/tenants. 

I've never seen such a mismanaged business.

It's too much like the hospitality business rather than a rental. 

If you are trying to get a cash out refi, I would think the bank would want to see the correct type of insurance for the business you are running.
