In two years time, I will have $20k per year to deploy towards real estate (my two kids will be out of daycare and we will utilize those funds to purchase real estate)What would you do in my shoes with the immediate $85k funds and future $20k/year funds?

I put myself in their shoes, and I would be calling back as soon as I got the message, or at least have my assistant or someone call.

Its just that I never had to deal with listing an short sale (so I can't completely put myself in the listing agent's shoes), and certainly first time dealing with short sale from investor's perspective and not as an owner resident, which makes the world of difference.
