I am looking for lenders  for a property (s) in a super super hot So Cal market, where every single silicon valley company is opening offices (Netflix, Amazon, Snapchat, TikTok, Apple, Instagram/Facebook all within 5 miles) and a mass exodus is happening from SF to this area for jobs at these locations.

I mean I really don't know the answer.. but there are still a lot of markets were homes have been receding in value since the 80s and 90s  think Rural NY  Rural PA   Detroit  etc etc.. maybe they are just getting back to stability and ready to make brand new highs.I really have a hard time though comprehending the Silicon valley and the 2 million dollar 1000 Sq ft 60 YO rancher though  :)

. #1 they remove the shingles they drilled through and replace them, leaving miscolored shingles that stick out like sore thumbs all over the roof #2 they cover the holes in silicone and insist they'll be waterproof, in a couple years they'll leak and the owner will have to replace the roof anyways.

Once unit is vacated, for good measure you can look for window and door gaps within the panels and frames and fill in those gaps accordingly with caulk/silicone or a gap filler.

Total cost to paint yourself maybe $100 if you get 5 gal $60 paint that will hide well enough and then rest of money on rollers, drop cloth, $5 for silicone caulk, $2 caulk gun.
