In my opinion, the members of the HOA's are like a bunch of older A-hoes with some sort of Nazi mentality and because they are too old to have sex they get their jollies driving around the HOA neighborhood peeking both in peoples yards and inside their homes.I've received notice from the HOA from some very sick HOA organizations and I will give you a small list of the complaints.

I've seen two variants myself:1. all bills go directly to the tenant - this does require a lot of trust but has worked out for us as long as we have someone check the tax sites and ask for insurance certificates at the deadline/renewal times2. all bills go to the landlord - the landlord in return charges base rent + common area maintenance prepayment (CAM) which can break down coverage of the NNN components.

Just paying their utilities I would lose money each month.When I talked to the tenant, his agreement was with the foreclosing bank, and he and his friend living there were registered sex offenders.Since they were month to month, I gave notice to raise their rent above market rate so they would go on their own, and they did.
