I would just pay them to leave, repair, repaint, clean and rent.

I did a "minor" rehab that involved replacing 80 linear feet of drywall, 1,500 sq feet of flooring, repainting (of course), some light & plumbing fixture replacements.

I will end up putting about $20,000 into it before I'm done (about $42,500 total) - I've replaced the furnace, water heater, and windows aside from repainted, remodeled the bathroom (completing this weekend), replaced all light fixtures, and remodeling the kitchen, .
