If my net sale is $300k I would likely use cash out of pocket given the range of local sales in my area and need up to $50k to add to my $300k exchange amount.

Oh got it, thanks for the explanation.I am not an accountant or attorney but from a  law point of view I believe that as long as the equity is bound in the property it is not realized capital gains so it won’t be taxed.You could structure it as a deferred payment due at some point in the future making it taxable at that point.

The 4 bedroom home in this area of Ocala typically are listed for about $320,000 range.

Also looks like the tenant wants in the range of 10k for compensation. 

I also work a part time job and bring home between $300-400 weekly from that, and we have savings in the $60,000 range.

So that kind of presses requirement of legal standard declaring what is the "fair and reasonable" compensation ranges.
