Hi @Paul DePalo,I am looking to collaborate with someone locally on a flip project this year.

I have a backround in construction and have always wanted to try a flip.I live in Bergen County NJ and work in NYC in the finance industry, and I am looking expand and collaborate with like minded people.  

Yes I realize process is simple but HOA has not prioritized it (I think lawyers are too busy with other things) and we are suffering as a consequence.

So, if you're going to rehab in these types of places during the winter months, make sure you can be flexible with your schedule, make sure you prioritize exterior work around the weather, and make sure that the house is weather-tight prior to the bad weather coming in.In general, we found that our Wisconsin flips took an average of about 30% longer than our flips in more temperate climates.
