So basically I took my tenant to court for failure to pay rent & I was awarded possession but then he filed an appeal so do anyone know how long appeal in Pennsylvania will take?

I plan to collect first and security at lease signing and give the keys around date of possession (after proof of renters insurance, utilities check, final walk through etc.) but I don't know if this is the best option.If I collect first and security at lease signing (in a few days) and they don't move in for any reason.

If it's a power of sale, and the lender has taken possession of the property, the previous owner should retain the right of redemption all the way until the sale to the end buyer is completed.
