So basically I took my tenant to court for failure to pay rent & I was awarded possession but then he filed an appeal so do anyone know how long appeal in Pennsylvania will take?

It needed new kitchen, new bathroom, paint inside and out, new kitchen, new floor coverings, new fence and small roof repair.Deal was structured as follows:$301,500 purchase price$20k downimmediate possession6 months to pay the balance$45,000 repair and closing costs$425,000 sale pricesale achieved 3mos 1 week after possession (was help up due to xmas)$78,500 net profit

My question is, is it possible to find a lender who would provide a construction loan for something like this if I was to get the land in my possession free and clear? 

I plan to collect first and security at lease signing and give the keys around date of possession (after proof of renters insurance, utilities check, final walk through etc.) but I don't know if this is the best option.If I collect first and security at lease signing (in a few days) and they don't move in for any reason.

While every investment possesses its inherent risks, I believe the article fails to address the many advantages of owning real estate, including mortgage interest deductions, possible income off-sets resulting from depreciation, and accelerated growth potential when employing leverage. 

I also have a thousand pound gun safe down there with some of my prized possessions in it. 

Since the occupants did not move out entirely and turn over possession, the tenant on the lease is still liable for the property.

If it's a power of sale, and the lender has taken possession of the property, the previous owner should retain the right of redemption all the way until the sale to the end buyer is completed.

Personally, I don't have a need to do any evictions, but I know a lot of landlords have tenants that aren't paying right now and need to recover possession of their properties.
