Generally our process as property managers is to start right on track with market rate and assess activity on a weekly basis and recommend changes that may help activity such as price reduction, changes to allow pets, include utilities into the rent, move in specials etc.

You cannot legally charge more but they are not due a discount either make sure you are at market rent but no pet rent or deposit.

I'd rather deal with smoke damage than pets and I don't want pets in my units so I have to put up with smoking or else my tenant pool is shrunk too much (especially for the C+/B- areas I am in.

I know this would normally seem crazy in a small town but there is a HIGH demand for pet-friendly rentals (both Invermere, and people working at Panorama Ski Resort) and none of the rental companies are accommodating these people with pets (for good reason- I know).

I do not allow children in my STRs, nor do I allow pets....I see them both as extra work for me and potentially more damage to the property.

I have a decent chunk of money in savings (apart from an $8k emergency fund), no debt, no pets, no kids, no significant other, own my car and have very low living costs for my area (under $1k/mo for a room in a shared house, all included, off-street parking, have been here for 4 years).
