While they exceed income criteria, the lack of history or employment contracts gives me pause. 

I agree, but sometimes you get a moment of candor, or a pregnant pause that tells all.

I got a quote from RealEstateCPA.com (I definitely think they know what they're doing) and it was going to be $1,750 to get me setup on quickbooks and $305/mo to handle my bookkeeping.That was just enough to give me pause and I haven't pulled the trigger yet, but I'm outside of St Louis and haven't found a great option yet.

If everything has to run perfectly to meet the projections the seller or broker is giving to justify the price and return than that should give a buyer serious pause.

They can pause and take a break versus running out to get food then taking a while to come back.I worked with a contractor that had really bad business cards.

Even a fake one will make them take pause. 

For now, I have put renting my room on pause while I reconsider the risks and rewards of moving forward.
