(c) The licensing requirements of this Article do not apply to: (1) any person who is employed as a code enforcement official by the State of Illinois or any unit of local government, while acting within the scope of that government employment; (2) any person licensed by the State of Illinois while acting within the scope of his or her license; or (3) any person engaged by the owner or lessor of residential real property for the purpose of preparing a bid or estimate as to the work necessary or the costs associated with performing home construction, home remodeling, or home repair work on the residential real property, provided such person does not hold himself or herself out, or advertise himself or herself, as being engaged in business as a home inspector.

Received a letter from them stating they will have it replaced if I don't fix by a specific date (yesterday).I sent my plumber there, he ran it and his official opinion is that the dishwasher is working fine, and the tenant should try a different soap.The tenant called again, is still not happy with the dishwasher.Ugh.My thought is to send an official letter stating that the unit was professionally inspected and the recommendation is to change soap, and also further visits will be billed to tenant at $XX.How do you handle these matters?

Request the "official" version, from their accountant, which is filed with their tax return.Other than that, a good property inspector should point you in the right direction as far as what areas could give you problems and what capital improvements you should make to avoid things breaking up later.

I've spoken with various city officials as well as fire department and all zoning is good for the use.We own a five unit apartment building right around the corner from this building and it has been a really great investment.

The owners of the sports leagues and teams hold city governments hostage by threatening to leave without a new stadium being built which forces the city officials to deal with mobs of angry fans who buy into the BS marketing put out by the team that the stadium will "raise" revenue and "create" jobs and has all these benefits to the city.
