Ryan I think you would relate to this areas better .. like Portland Ave and Pine st these are not really good but if you looking to pick up a buy and hold with less money this is where to pick them up .So Ian trying to see how I can even get correspondence with the owners or title holders .. any ideas would help .

Stay near Pine Island rd, this is the boom area for retail. 

As far as focus, we have a few small areas that we really like because the houses can be purchased at a discount and still rent for top dollar: Lincoln Village, Cherry Creek, Southern Pines and Riverbend.

You will find a wealth of knowledge here and from knowledgeable professionals in all walks of real estate, such as @Travis Sperr with Pine Financial.

I know they work with Pine Financial, who does hard money lending for the rehab itself.

I have also painted the house top to bottom, including painting the trim white, which was that orange pine 90s look before.
