They could instead take the 300k and own a small slice of a higher quality 10 or 20 million property they might could not afford on their own.Additionally you can have excess funds from a 1031 where you took 1.2 million proceeds and only needed 1 million for one property so put 200k more into a DST.

Even if you have no cash into these things that means your pretty much fully leveraged and maybe making 200 a month cash flow .. so any way you slice it rental game is a long long game unless you can start out in MF and roll up like what was suggested above.

I worked in a convalescent hospital when I was in high school, and their policy for patients with this same condition was to use a certain tool or instrument to "section" or cut/slice the bm before flushing.
