Freedom to fail. '08' could have been one of the greatest cleansings of our nation in generations but instead we got scammed and then force feed the kool-aid of how good it was that wall-street won out over main-street. 

I think that the tax perks from having a rental make this more attractive than it might initially seem, but I have only done some quick internet searches, so I could very well be overestimating the upside and underestimating the downside??

Consider saving the 40-60k and maybe just spend a little extra on cozying up the place and making it more attractive. 

The main investor did quite well on the deal too.

My questions are many... but the main ones are a) how would an unemployed person like me extract my ex-'s share of equity to get them out of the property?

@Bill HaleyHad a meeting this past week with some individuals who raise some serious $ and discussing what works and does not work in an offering and one of the things these people were saying is real estate offerings using crypto and blockchain / tokenization is not attracting many HNW individuals.

I am very interested in mobile homes right now that is my main excitement.

Remaining Mortgage: 152K.I currently have about 50K in cash.My main thought was to find a cash flowing rental in the 150-200K mark and use my entire HELOC on property A to fund it. 

Basically, what you'd be doing is reaching out to a lender and letting them know "I'm planning to buy 123 Main Street in 3 days with cash.

@Gary R UrenIf the property is zoned for only one home you most likely will not be able to do thisPossibly it could be 123 main st unit a vs b but that is a post office issue and good luck dealing with the post office on this issueI would talk to them and put to mailboxes in the front and see if they can separate it by A and B unit
