While leasing is the front door to maintaining a property’s occupancy, renewing tenants is the back door.

Looking back on your earlier projects, what were the biggest mistakes or lessons learned in securing funding or managing build costs?

It is good to take a step or two back to make sure I’m not burying myself.

A good manager will handle tenant communication, security deposit transfers, and ensure a smooth transition for you.Changing managers doesn’t have to be difficult—following the agreement and partnering with a competent new PM will help you get things back on track.

I am not sure if they are still trying to source their own deals or have gone back to being a capital raiser for others.  

Our end goal is to be back in Redding in the next five years. 

Look for multis with separate entrances in different areas like one door in front for one unit and a door on the side or back for another.

They don’t steal in front of you, they come back later and steal.

When finished, I re-financed and paid back all my friends and family + interest in 10 months!

Had an issue with trying to self-permit a build a few years back that was an HPR but had an "A" and "B" designation.
