Judges rarely give late fees as part of judgement in eviction actions,, their OK with outstanding rent, and court cost's  but late fee's some just say No to.. 

The suit will be for the past due rent and possession of the property onlyYou will have to file a small claims action to get a judgement for any damages and late fees

The problem in Texas is that you can not force someone to pay a judgement.

Although I did have a lady recently who swore up and down that she was a great tenant and everything would be fine only to have an eviction and two judgements come up.

But us BiggerPocketers don’t we look at the facts before rushing to judgement or regurgitating what the uninformed crowd does?

I see it often people take a dil not knowing their are liens and judgements.. now they just took title sub too those.. sometimes you simply have to foreclose out the instrument to clear title.. but shoot with all those who want to jump in the game with little to no experience you can imagine how many get fubared LOL..   

If you are aggressive you can get them out before the end of the month and if you serve them personally you get a judgement for the full rent amount.

Or should I make a judgement call on scheduling an inspection after my own inspection?

Does it get attached to a property through a judgement?...

As of today, I have not received my stolen funds, despite the judgement from the BBB.
