I know that if there are multiple tenant's  then they are jointly and severely responsible.  

If it's a flip, just do a joint venture agreement and define each parties roles in detail.  

Don't let the funds touch any of her accounts or any joint account to cut down on the BS paperwork.

I didn't have my sources at hand and trying to recall from memory if it was a joint/mutual agreement for lease terminate based on the dates on the deployment papers.
