Ideas include:- drive uber- Tutor school kids- babysit - cut grass - handwrite invitations - sharpen cutlery - make YouTube channel for product reviews - write a book - teach guitar lessons- run a summer camp - sell things on eBay - organize parties for people - part time customer service emails for company- write resumes for employees - property manage - start Etsy store - air BnB a room in your house - buy clothes in thrift store and sell online - host BBQ dinner and sell tickets for food and beer Get a raise:- you can also ask boss for a 5% raise.

Fire up the BBQ or order some pizza and get some beer, you should be able to knock the painting out in a day.

Not to knock other tools like Zillow rental manager but because they are newer, they still have to iron out all of the kinks.

I would absolutely invest in Wyoming, but ironically I probably know less about it than the rest of the mountain west.

Now as we enter our third year with the house, we are looking at two prospective properties to become our second {International} student house as we are consistently over-subscribed at the existing house.The potential pitfalls with renting a large (10-bedroom) house by the room:1) Zoning may not allow for a rooming house;2) No-one looks after the common areas - we started out with the tenants cleaning the common areas which worked fine the first year (we had the right mix of tenants) but did not work well this year ... ironically, the biggest problems were the two Canadian students in the house who did not pull their own weight.  

The RE mentor owns dozens of multi-plexes and (ironically) was a former teacher of my parents.

I miss the BBQ!!! 

These old houses built 1950-60s have the original galvanized plumbing and cast iron (or worse) main sewer line.

If you have a property in an area where you can command a Copacabana type rent, I would at the very least have a property lawyer draw up an iron-clad rental agreement.
