It's not uncommon to hear horror stories about getting into underwriting and losing your deal a week before closing because of incompetence or error.

You gave me a lot to think about, I am confident the rent can be increased and have a contractor/property manager lined up who has inspired a lot of confidence and comes with good references. 

A few before and after pictures would be great, those are always inspiring. 

I’m also in the Dfw area I paid for 21k for foundation repair for my 2717 sf single story, but I had quotes from 20k to 45k for foundation repair. 

Not to be cynical, but if it involves a long story in several paragraphs (Hint: like you wrote above.), it’s probably a consumer-purpose loan.

Long story short he cheated on his GF who basically paid everything now he will not pay or move.

I still don't get the florida duplex with garages all one story. people need to learn to build 2 stories especially for economies of scale, drop the garages to force additional equity, etc. jay is right about Lehigh and the main thing is there's no net migrations.
