I ended up doing that in 2021 and found properties that have made me money rather than costing me money every month. 

For a single property, a strong umbrella insurance policy may offer sufficient protection at a lower cost.

Also these things cost money to sell - agent fees (5-6%), whatever your buyer is going to ask for at closing or try to hit you at during inspections (likely several thousand) plus taxes.

Pretty easy to get a $6,000 to $10,000+ sewer dig up and replace cost if it's a perfect wide-open area.

-save $1k+ in taxes and fees yearly-can use the savings to get more insurance and a higher liability than the value of house. for flipping houses in California does anyone just put into sole proprietor own name and just use the $1k+ in savings for LLC costs into Insurance or use for savingor am I just being too risky. 

It cost about $100K, but it would have cost around $200K if she were to do it from scratch.

If it costs $100,000 to install an ADU and it rents for $1,000 a month, then it may be worth it.

I provided a free rent back for 2 weeks so the seller could get her funds and relocate.

I lived for free for a couple years, while collecting rent checks.
