As you know, here in Canada we have capital gains inclusion, where a portion of the capital gain (50%) is included in the individual's or corporation's income and taxed at their respective marginal rate.

You are not in such bad shape if a balcony rail breaks and your tenant dies hitting the concrete sidewalk, but if you are hit with some sort of sexual lawsuit, retaliation, harassment, or discrimination then you are getting sued, personally, not your insurance company and you have to pay the attorney fees from your pocket to defend yourself unless you have inclusions in your policy for those types of lawsuits.
