I'm more inclined to try wholesaling after this because as long as it doesn't say I can't assign it then I don't have to disclose any part of the assignment to the seller.

My inclination about contract assignment fees is that if it's an individual who assigns a contract outside the normal course of their business, it will be taxed as miscellaneous income.
