If you want passive investment and you do not yet have the skills or knowledge to do your due diligence (which would only come after some hands on experience in active investing mentioned above), then buy a basket of REITs and/or S&P500 index fund and call it a day ... you could expect 8-10% returns over the long haul and a 4% safe withdrawl rate.Having mentioned your financial status in an online forum, you are about to get inundated with folks telling you they can do much better than above with less risk if you will just invest your money with them or let them sell you a property that will do way better.

Most people I looked up to see if I wanted to connect with, were inactive and had not logged in in quite a while.

If you don't have a place immediately, you can go inactive until you find a new one.

She also is not interested in actively participating in REI on her own.Certainly with someone trying to generate more income, passive investing via syndication deals in apartments, mobile home parks and self storage should be explored.  

Just wanted to say thanks to @Joshua Dorkin and @Brandon Turner and the BP community for helping make my first deal a reality for me after so many years of inaction.

The Chattanooga REIA looks to be inactive on their website and facebook.

Any Underground tanks (active or inactive)?

I've tried searching online for local REI groups, but many of the ones I've found seem inactive.
