So far all my roof replacements have been accomplished after I have had hail damage and my insurance pays for that.  

A hail storm came through and now every freaking yard has a roofing company's sign in it.

Hail insurancewent significantly up.

I have had two claims- fire damage and hail damage.

I was chatting with my roofing guy (who owns a Fire, Hail and Flood restoration company) about buying fire damaged properties, fixing them up and flipping them. 

I paid $1275 anually for a $174,000 rebuild value and $3000 deducible for hail from All State for 1st rental property in Spring, TXJeff

He never did anything with it, except a new roof a couple years ago, due to a torrential hail storm in the area.

I find their website easy to use.We have filed just one claim, for hail damage to a roof - they replaced it without issue (I think that had a lot to do with their outsourced adjuster, who acknowledged that the damage was probably from a storm from before we bought the house, but approved anyhow).They have not given us any grief on existing properties, but we did have an issue with the roof of our last rehab.

We get lots of hail here as well so it's most likely the roofs have been hailed on if they are not new.
