Of course you could contact other investors or members of a local REI group but if they really have a rock star agent feeding them deals, I'm not sure they would offer up their names readily.

A cash offer is when You have the cash, not some Lender.....that would be a financed offer with a generally less than rock solid "preapprovals".

Perhaps the buyers will change their minds, perhaps they won't feel you gave them exactly what they wanted, perhaps the market will drop, and if you've done renovations that aren't marketable to a wide segment of buyers, you may have to do a new renovation to resell.If you do move forward as the "builder," I highly recommend you work with a knowledgeable attorney to get a rock-solid contract, get a big deposit, and make sure the numbers work in your favor at all points in the process.

Cash flow numbers may look better on paper out of state, but no equity bump and much harder to realize those cash flow projections unless you hit the lottery with a rock star PM (most are far from it).
