Also should you not fulfill your duties, that is you mismanage it, lose money on it, basically run it to the ground, the owner can simply terminate the Lease Agreement with you and take back control of the property.

., the money isn't going to be sitting there when you get back as it turns out that borrowing several hundred thousand dollars requires active participation on your part and you will realistically only be able to e-sign things while away, but you could/should be able to submit the basic paperwork, do a 60 or 90 day rate lock to get the BREXIT interest rate pricing that's still present but could go away at any time, go on your trip prepared to e-sign things from your laptop, designate someone other than yourself to host the appraisal (can't be your loan originator; rules), come back to a conditional loan approval waiting for you (it'll have things that require more than just e-signing), fulfill conditions, sign loan docs (signing that 100+ pages must be in person, notarized, and ink-signatures), fund loan, go on your merry way.

Also, your FHA loan typically requires a 1-year owner-occupancy, so make sure you've fulfilled that requirement.

And if you talk to a NC bank like I did Friday afternoon, they will tell you they have no clue about handling escrow or what forms to file for reporting... to fulfill the requirement: "The bank or depository institution shall notify the Administrator of the receipt of payments for securities and the identity and residence of the investors."

They do not require a fulfilled IRS transcript return, but it's a loan buy-back which is a big huge horrible deal for any lender.

Upstate NY has some cheap houses but high taxes, hard to make the numbers work.Here are some negatives I would be wary about:- High property taxes or tax increases coming down the pipe (like Chicago)- Increasing unemployment- Bad school districts- Confusing / inhospitable zoning- Declining tax base (ie middle-class people are leaving, not coming back)You want to become the self-fulfilling prophecy for a market in which you invest.

Agree with @Joel OwensI have five, they buy all the deals I find, I sell 80% of my wholesale deals to two of them.Not sure why i would want a bigger one when I can have my buyers in extacy because I can fulfill their wants and needs, while the people boasting the biggest ones rarely satisfy anyone.
