What i've tried - Deal Machine / Driving for dollars.

Day night and all in between looking for ANYTHING that could be a red flag (gangbangers, graffiti, broken windows etc) When I see kids riding bikes, fruit vendors on the corner, you know its not super terrible. 

But, attorneys typically look for the low hanging fruit when they sue.

A weekend with an ozone machine will suck out the smoke!

But I need to get it filled in order to keep the machine moving along.

The guy who services our machines sometimes isn't responsive and doesn't always pick up the quarters. 

I've never owned before so it is a learning curve, but the cash on cash return is so far phenomenal considering I just stop by every morning to check on the attendant, the store, and meet with customers.My plans are to give the whole place a facelift, set up a wash dry fold service, and provide some newer machines, all purchased with the revenue from the laundromat.Currently it grosses about 250k per year with a net of 80k.

Other facts: Only (6) washing machines in the entire building.
