If you have a contractor that works fast, you remove the strips between the sheets of wall board, tape and float a joint out about 12 inches on each side of the seam.

Not to mention that having *actual cash to close* can distinguish you from wholesalers who are just looking to try and sell a contract, double-close, etc.Consequently, in my opinion, while there might not be actual money in play there are a lot of concerns that "showing a bank account with a balance of $200K+" can alleviate.Your biggest issue is that you floated $180K cash and now you would prospectively need a loan.

There is indication that there may have been water damage below the area he inhabits and I fear the worst for them if you catch my drift...How would an experienced landlord handle this situation and what landlord/tenant issues would come into play based on the health conditions of both the tenant in question and, presumably, the health repercussions of those in other units?

I do see a lot of bad notes and notes on bad properties floating around, so be careful.Being a Lien Theory state is not typically a problem.
