Calculator only favors 1 person in my experience... only way to be fair is price check the materials and look at labor numbers basically kinda gotta train yourself to be a gc calculate it on your own and shop gcs till one fits your #

There are a few that are either "really close" of simply don't fit other criteria that we want (one example, a group looked quite promising, however when digging into the PPM / OM's we found that the whole thing was based in the Caymans... that's a great place to vacation, and I really liked the Caymans... however I don't want to have to figure out the legal structure of something that's not US based should I ever need to.... so, that's not one were invested in).Feel free to reach out privately - always willing to chat.

Typically speaking a 2 bedroom will bring in more if all other metrics are the same (i.e. location and amenities).In saturated and competitive markets I really do not like 1 bedroom or even 2 bedrooms as the barrier to entry is low and you will always have a lot of competition, and you are even competing with hotels at that point.Also building HOA's are scary, and Florida implemented the milestone inspection which means special assessments in most cases.Without diving deeper on all the numbers I cannot it will not make sense, but in my experience it will not make sense more times than not and it is risky.

Because we do commercial construction in the area, we know from speaking with the P&Z that the most likely scenario for building here would be either single family homes (can fit approx. 6-7), duplexes (can fit 4 side by side units) or townhomes (can fit up to 11 with zero-lot lines).

When we look for properties we set a pretty defined criteria so that it enables us to only spend time on the properties that fit for us. 10-90 units, C+ or better areas in Jacksonville and Orlando, has a value-add component.I would suggest trying to work backwards, especially since this is somewhere you want to live.
