If I'm not mistaken, all the .gov resources, while comprehensive, are not exactly succinct and a lot of massaging of data needs to be done in order to get any meaningful information out of it.

Total investment might be 100k including closing cost and other charges.I am getting approximate of $2400 as monthly expenses that includes mortgage, property tax and home insurance.So you might have a positive cash flow of $1000 approximately.That's a reasonable start but, from my point of view at least, measuring "positive cash flow" is not meaningful.

The only way to do a meaningful evaluation is to a projection of the full income and expenses and look at what the bottom line cash flow and CoC return is.

I've posted the relevant MA law many times in the forums, but you can read it for yourself here: https://malegislature.gov/Laws/GeneralLaws/PartI/TitleXVI/Chapter112/Section87PP It defines what kinds of activities require you to be licensed.The only legal way to wholesale without a real estate license in MA is to "wholetail" - meaning that you buy the property (presumably at a meaningful discount), add your markup and then re-sell it.

It might work well to re-visit books that you have read previously as a refresher but I have found that (personally, at least) it did not serve as a good way to introduce new, meaningful concepts into my life.
