I like your enthusiasm and attitude.

While enthusiasm is good, if your initial presentation is more marketing than fact and folks need to tease the information from you, you will be met with much more skepticism.

You can also work at it part-time so you can keep the lights on w/your day job especially if REI and MF is your passion because you will have unforeseen energy and enthusiasm to make that work. 

Make sure their enthusiasm for your potential investment isn't mainly due to their enthusiasm about a quick profit.  

Tommy,I can appreciate your enthusiasm, but in large commercial deals such as a casino, there are MANY more facets to the deal than with a residential deal.

I don't ever lose sight of how important her support is or take her for granted because I have seen investors who deal with negativity from spouses and it crushes their enthusiasm for the business.

Whatever you pursue, do it with enthusiasm and energy. $70,000 is not too much to invest in yourself but if you plan to spend the next few years studying law and it holds no interest for you, you will have wasted time and energy and that far outweighs the money.
