If so, I usually emphasize the benefits for the landlord working with you and a tenant buyer. 

I went to college, not that it is necessary, and I got a business degree that emphasized real estate.  

Hi @Austin Haney - I agree with @JOSE BATISTA ABIKARRAM with this one and want to emphasize your age advantage here. 

One single family investor I've watched grow a large portfolio emphasizes the schools above most other factors, because renters (ie. parents) will always try to hard to keep kids in schools for segments of their life, but will commute to work and amenities.

I emphasize GOOD here because there can be some sketchy PM - just like there could be sketchy consultants as well. 

Leveraging their resources ,years of experience of a good PM are worth the fee, I emphasize on good..Important questions to ask is knowing all the fees (remember it can be negotiable especially if you have multiple properties for them to manage, if you dont I wouldn't bother asking for lower prices), your payment methods, their eviction Process, ask for referrals, how many Properties do they manage , what areas?

We know it'll be a slow process, and one or both of us might need to teach for a few more years after the move as we transition, but it's our hope and dream to spend more time with our (I can't emphasize this enough - feisty, feisty, zesty-level feisty) little redheads.
