I'm moving forward on a property in Hagerstown, but I don't want to count my chickens before the eggs hatch. 

I imagine the fees could eat you alive with multiple accounts, but being I am totally new at this, I'm not sure what is the best method.Thank you for your time, knowledge and advice in advance.  

Although this would eat up nearly all my savings. 

From my agricultural roots, I think of planting seeds and eating the resulting vegetables and fruits (or killing and eating the animals that eat the vegetables and fruits).

If they don't have the money because of fines, maybe they can pay you with fresh eggs?

If you are eating the cost of water while having tenants then it really depends on the property (baths, efficiency, sprinkler system, etc etc).Good luck!

I am a state tax account by day who spends all her free time traveling, eating and coming up with new business ideas.

I think the flip side is that there are many on their deathbed who realize they have no idea how their family is going to eat a week from now....and perhaps said family watching the breadwinner die are realizing it too, or they will realize it soon when the bills start coming in...

Plus, your initial expenses due to deferred maintenance will eat into most, if not all, of that.
