If what you want is a small-time guy, this might be OK.For example - even when we buy something from HD/Lowes, we're getting it delivered.

Stop paying your current PM and demand he deliver all of his files to you.

Dave Zarcone So I have a question, you had a great experience with a contractor who was under budget, did a good/great job, and was on time in delivering.

Like a lot of the podcast guests say, perseverance and drive really sets apart the successful ones from the failures. 90% of the issues just required a phone call...I have found this to be true as well, sometimes it takes a while to find the right person/office to call but once you get to the right person they are usually able to take down the barrier pretty easily.

In reality, you are in the drivers seat IMO should the market crash during your HML.
