Our bank is not to keen on rental loans but fell over themselves in getting us a great rate for the HELOC.  

@Scott Krause, to add some color to this, not only is the property unique and there is appraisal risk, but there is also "lender risk" in that a lot of lenders were never too keen on vacation rentals as a business in the first place, and then add in COVID and travel risks still associated with it. 

Monterey County isn't too keen on the vacation rental scene anymore. 

Hi Steven,A good S8 Property Manager will have experience will all the different housing authorities, know how to handle the inspections, and be keen on all the paperwork/process required (RFTAs, HAPs, price increase requests, etc.).We have about 30-40% of our Birmingham portfolio rented to S8 tenants currently.

I have a keen eye for dilapidated houses or abandoned houses that have been given up on.

I've kicked around the idea of seller financing, but the seller didn't seem to keen on the idea.
