Any insights on economic development, population movement and jobs diversity for Spartanburg, SC will be much appreciated.I have already used city-data for these markets, but the information is dated.

You know that BG is really seen as a true college town vs Toledo being much more diverse. 

Diversity is key and as others mentioned notes are easier than rentals but both have their place. 

Elgin is very diverse, you can find properties from sub $100k all the way up past $500k and in some areas approaching $1m.

Now it's not a guarantee that your property will ever be worth a million dollars but If you combine this with a good paying job and a retirement plan that's diverse, you'll be ahead of the game. 

That's usually because they offer good cash flow and they have good economic and demographic fundamentals like job growth, population growth, diverse economies etc.

I look for a place with low vacancies, diverse industries and a good return on my investment. 

@Jason Lee Its in the Bronx, but a very safe and clean neighborhood with a more diverse population.

I’ve posted this to invite diverse opinions.

However i believe this goes further than that, im conscious that every good business should have a diverse/balanced base.
