Since you are paying cash, you can buy it in an LLC right off the bat, so that's fine.

I do have a mortgage currently in my name that I am in the process of having assumed, so currently my DTI is very high because of this.

What I don’t understand is how something like this happens so late in the process.

It’s tough if you’re flipping in under 12 months.

My goal is to go under contract my third property in the next 2- 8 weeks and purchase for short term rentals within the next 2-3 months.

I know that there are some extra requirements of the USDA loan like the property needing to be in move-in ready condition, but assuming I would be looking at move-in ready properties, are there any other hurdles I am overlooking in using USDA financing?

You can find a good rental homes in decent areas here in Columbus and you can find homes in even better areas if you were looking in the Toledo, Dayton, or Cleveland areas

From what I can tell, they took one or two reviews per month in chronological order going backward and after 2024, peppered in the shorter newer ones.
