The STR would be appropriately categorized as an "other passive activity", not a "rental real estate activity with active participation" as, again, a rental with an average period of customer use of seven days or less is not a rental activity under the passive activity loss rules.

Even if you pay $300 labor and 150 materials each time, but the work is continuous, it can still be considered as series contracts (one contract after another within a period apart, even if you do 1-3 day a week/month, as long as it has a pattern, it could be considered as such).Thanks Manolo for all the advice, esp regarding WC.

Maybe some specialty programs exist for prefab homes or a custom ADU builder might have his own lender partner they could refer you to... but unless you yourself are an experienced home builder with a track record in ground-up construction, you're basically looking at a hard money or a HELOC.

I've seen some where the screen does not open while others have the classic squeeze-to-open.I ask because if they do not need to open I can build them myself but otherwise we have weird dimensions and will have to pay $$$ for custom...Thanks in advance!
