Right now I wanting to move back into the smaller unit and rent out the main house I'm currently living in so I can command a higher rent for the larger unit so that I can start aggressively continue to pay down my HELOC.Another reason I want to get back into the smaller cottage is because it is in dire need of some major renovations like new siding and windows, etc.

At times there will be a give and take and in those situations I would just ask them what improvements they are willing to do to the unit to command the higher rent and let the conversation play out from there.

You can raise rents even more by repositioning the property (i.e. rehab work, improving property management, etc.) assuming your property is in a location that will command increased rents.
