The contractor is in charge of things like getting materials within 500 miles of the project, % recycled content of the materials, etc.Overall, buildings going for certification typically run alot more expensive due to all the paperwork, control / supervision, consultants, and increased cost of materials.Was told by a LEED AP, "These are high perormance buildings that both help the environment as well as stimulate local economy"All new government buildings are designed to be LEEDs certified but see why a private developer would go for it other than to use it as a marketing tool to their potential inhabitants.

Service members are people, which means they do bad things sometimes. we all like to believe that every service member serves the country and the civilian populous with honor and respect. not always the case there are bad people in the military also, most are good people and will be above average tenants.

Just because you're a civilian doesn't mean that you give up your right to self-defense.

That is a misunderstanding civilians have about the military.

Often times the properties that distressed owners are selling aren't in habitable condition and most banks won't finance a loan on an uninhabitable property.

The variables include the net metering agreement available from the utility, the cost of electricity from the grid  in the area, the amount of electricity consumption by the inhabitants (annual usage), and of course the physical characteristics of the property (size/orientation/roof pitch/ type of roof/annual irradiance/shading/existing electrical panel).
