I worked on an events app not too long ago, and it strikes me that scheduling maintenance for a property would be the same as creating, say, a community event at a local church.

Investors tend to be shut out from the bidding for atleast 10-14 days.

So i'm going to be laughing all the way to the bank.I sometimes feel like Copernicus being ostracized by the church for saying the Earth rotates around the Sun instead of the other way around, as I sell my RECF. 

I hired him because he was a friend from church and he seemed really knowledgeable and eager to work on my house.

I know nothing about pricing there and will shut up now :-)

I provide information forms to all new renters giving them the pertinents - location of water/gas/electric shut off, phone numbers to all utilities and emergencies, trash & brush collection info, specific information about maintaining/cleaning the house, etc. 2.

I assume there's a phone ringing in a closet somewhere with the door shut. 

Make it so the door locks when you shut it.  

Even better yet, I was able to find a guy through a friends church that is a Real Estate Agent AND Investor. 

It allows you to shut the water off to the water heater and flush the unit very easily.
