Choosing an area to focus on is great advice.

Private lending is the perfect investment for a retirement plan in our view, and we practice what we preach exclusively in our plan.

However when I choose a property im considering putting and offer on, I run into issues like existing tenant or vacant with repairs needing to be made before rent ready which is essentially what I’m looking for to force the equity myself.The problem is that I’m unable to find PM or contractors willing to translate what the inspections are showing, what needs to be dealt with, and for how much before closing.  

The most important thing is making sure that whoever you choose pops their head into the attic to check the decking.

That's a weird battle to choose to fight.

Every time I enter into an agreement to purchase I have the following: Exclusive irrevocable possession and occupancy shall be delivered to Buyer, Buyer’s Assignees, or Buyer’s Agents at 5:00 PM on  the date this agreement is signed by Seller,  on the date of Close of Escrow,  on ________________, 20______ or  no later than ___________ days after Close of Escrow.I have collected my fair share of cash for keys in SS where the lender tries playing God.
