You received a lot of great information here from some qualified people. 15% is the lowest I have seen, and it rarely works out.

When a tenant leases from me, I make sure they understand that there are no clogs in the plumbing when they receive the house so any clogs will be caused by them and they are responsible for calling a plumber and dealing with it.  

I did not receive any settlement statement until the morning of the closing and the final settlement statement about 30 minutes before closing.
