We have offshored our reservations department and have them assisting with reservations related administrative tasks but I believe you will still be extremely involved in the day to day without a PM company.

If you have two members of the LLC then I believe you would have to file a separate business tax return and then have the income flow over to your personal return via a K-1.

If you set up a "checkbook LLC" for your SDIRA, then I believe (check first with your custodian and/or attorney) that you would be able to invest directly as the manager of your LLC (using the LLC's account), without going through your custodian.On the other hand, that ability to quickly invest can be a double edged sword, since I think the delay can be a good thing (it forces me to think more carefully about the syndication and take the time to make sure it's a good investment for my SDIRA).

I do believe they believed what they were stating but it was because they did not bother to listen to those who had STRs at the Great Recession (GR).  

Your biggest issue with 5 bedrooms is that 50% of your income is going towards the mortgage, I do not believe banks would even lend to you with a DTI above 40-45 (mortgage + other debts).

I believe both Columbus and CCA tax off of income so the income wouldn't be includable on the return where it's not present (100% apportionment to CCA).It's very important to note that not all jurisdictions in Ohio tax at the local level and there's not a ton of rhyme or reason as to why outside of bigger localities being more likely to do it usually.

I believe in doing good and making a **** ton of money can go together. many don’t understand this market.
