It dies because the sellers "Uncle Fred" (an assembly line worker from Hamtramack) has convinced the buyers that he once had an electrical panel like that and it was nothing but problems and they should get out while they can, he also hates the neighborhood and has no idea why anyone would use that color siding....

or can he not finance more than 80% of the purchase (20k cash + 80k financed) or your "need to get $40k cash" suggests to me the buyer is attempting a 200k purchase (80% financed at $160k cash and $40k all-cash)... though I'm not sure how this fits the bill as a 200k ARV would usually suggest a 140k purchase?
