They haven't had a meeting since 2018.  

I know it's in the works, but we would be ready to subscribe and pay once that is finished, provided we don't come across something else that meets our needs in the meantime.

I am there vetting GC's, researching investment properties, and meeting with agents. 

As for financing, I highly recommend lining up financing that meets your timelines.

Meaning, automatically turn on power when a tenant leaves...Or, is this to difficult with multiple power options.

They spent 1K on them from upwork and it helped resolve concerns in the meeting real time with some neighbors had who were just picturing the project their own way which was completely different than what the emerging developer was proposing. 

However, we have a lot of questions about pitfalls and unknowns especially with older properties, or if there is a better investment strategy since cash flow properties in our area aren't meeting the numbers we are looking for.

One of our biggest clients plans on building more up there and meeting another GC or two would certainly make sense.

If I'm buying an investment property and the current tenants dont meet my screening criteria I need to know that up front.I usually assume that the current tenants either weren't screened or don't meet my criteria.
